The hamlet consists of a main building that has been partially restored and divided into 4 independent apartments.
This has new roof and new windows all in the traditional style. The restoration has been done using original materials. The building needs finishing, plumbing, wiring and decoration.
In front of the building, overlooking the valley, a space has been cleared for a swimming pool, leading to a beautiful fieldand a small hillock with a nice wood.
On the side of the main building there are a patio, shed and storage space.
At the back there is a small courtyard and opposite a mid size building (easily converted into two apartments or a very big residence, it could also become a space for activities)
On the other side of the courtyard there are three smaller buildings that have almost completely collapsed. The existence of these would grant permission for the creation of three new apartments of an equal volume.
Across the road from the courtyard there are a further two small utility buildings that could be converted into workshops or garages.
Across a small field and perched on a natural “balcony” on the valley there is one more house on two floors. This has no roof and would require complete restoration but could become a most beautiful independent residence with a breath-taking view.
All the buildings are in local stone, ceilings are with exposed chestnut beams and terracotta tiles, mostly in good state, floors are traditional terracotta tiles, the internal walls are plastered and whitewashed.
The roof has been renewed, including insulation and waterproofing, some beams had to be replaced but the original beams and red tiles have been used. The gutters and drainage are new but in copper, traditional style.
Internal doors and main outside doors are original, chestnut wood and in good state (some are currently covered to protect them).
Windows all replaced with new traditional style chestnut ones.
Some internal stairs are in wood, others in stone. Spaces for plumbing and water outlets for bathroom and kitchen have been predisposed.
Some of the chimneys need attention but all fireplaces and ovens can be easily recovered.

There are two roads giving access to the property from two sides of the Poggio di Montieri. The mountain is around 1000 m high and the hamlet is located at around 650m on its side, facing south /south-west.
All around the houses are beautiful ancient trees and terraces with stone walls. The road belongs to the property and doesn’t lead to other properties, so there won’t be any passing traffic. The houses are at about 2 km from the main asphalt road.
