This Liberty Villa and the attached Palazzo near Chieti are projects by the architect Coppedè, author of many Roman palaces of the beginning of the XXth century.
The Villa is a substantial building totaling 1750 square meters, in Liberty style.
No one has ever lived in the villa, the building works were initiated by the grandfather of the present owners in early 1900, but were interrupted by the first world war, partially resumed later they were interrupted again by WWII, when the building was partially damaged.
Since the end of WWII the building has been restored in various stages, but never completed.
The exterior is in very good conditions, the roof is new and the facade only needs cleaning. Internally all the structure is finished and part of the plumbing and services are completed, it needs complete finishing and decoration, including flooring and equipment for bathrooms and kitchens.
The building develops over three floors, and a basement with vaulted cellars and storage spaces.
All ceilings are very high and the roof and gutters are in wood.
Surrounding the villa is a park of 8000 square meters, on the first and second floor there are enormous terraces and balconies with colonnades, offering a stunning view over the valley, the Majella mountains and all the way to the sea.
Local grants are available to the owner to pay for the external refurbishment and finishing.
the Palazzo is across the road from the villa. It was built in 1850 when it was intended as cellars, storage and warehouse. It consists of two main bodies, on the ground floor there are immense cellars with very high vaulted ceilings.
On the first floor are two open spaces of approximately 350 square meters each, with wooden ceiling.
The structure is souund but overall requires more work than the villa in order to be adapted to a new use. A new roof may be needed. The total usable surface of the building is around 1500 square meters.
Both building can be expanded and there is permission to add one top floor to both, for a total of an additional 750 square meters.
Both buildings are in a small town, in a privileged and unhindered high position.
The motorway (A14 Adriatica) is at 5 minutes drive, the sea is ten minutes away and Pescara international airport at 30 minutes.
The two buildings can be bought together of separately, but the owners are keen for the building to be completed and put to good use.
The asking price for the villa is € 2.200.000 while the price for the palace hasn't been fixed yet.
The villa would be ideal for a luxury residence, it would be suitable for other uses such as to be turned into a hotel, but that would obviously require a considerable amount of work.
The palace, with its large open spaces, could be converted to many different and exciting uses, including a dream artist's studio or a rehearsal studio for any kind of performing art.
